Disclaimer- I am not an attorney, but I am a 20+ year air force wife. While I am not sure about the legal specifics about your issue, I do know military families that have gotten out of a lease due to military service obligations like a pcs ( permanent change of station for those not yet in military). We have never had to use this because most landlords are very flexible with service members. It wouldn’t solve the problem with your friends, but this might be an option. It is a federal law, not state.I have a problem. As a freshman in college and will start my second year of college in August (provided I get turned down), I need to start planning to get a lease for an apartment. I have 2 great friends here and we want to live together but I don't want to get myself in to something that is hard to get out of or makes my friends lives harder if I get into USNA. I also don't want to wait until I may get turned down in mid-May or as late as June to sign a lease that would have to start in July as that could be expensive or even impossible depending on the market at that time. I know that getting accepted off the waitlist is a small chance but there is still a chance and it makes it really hard to plan ahead. Any advice?

Lease termination on military. com
If you enter military service (I day) you can probably terminate the lease in writing (not oral) without having to get the JAG involved.
