Renting after commissioning

Myself and a friend are looking for a place to stay after we commission in a few weeks. Does anyone have a 2 bedroom apartment, or section of their house they would be willing to rent to us? We would be looking for a place from around 10 May - 9 August but would be willing to also rent from around 22 June - 9 August. Thanks

... Center City Annapolis, 4 miles from gate 8... next to nice cafes and shopping.
 
What about Navy Lodge? Or even VRBO/airbnb. They may do short term extended stay. Just message them.

Zillow has rentals. That’s where my ‘22 found housing. My ‘24 found one on FurnishedFinder.

If you rent before you get your orders, you can legally get out of the lease when you do get orders.

There are tons of places and Annapolis is pretty familiar with this.

... so if you want to save $22,000.00 hard cash in 6 months and have advanced "training" in survival, you can pitch a tent for free in my backyard... 10 minutes from Gate 8. Shower and personal hygiene in the yard though. Halsey Field House is always open. After several rounds in Iraq and Afghan, I can live a tent year round, but I don't... because DW will scream and DS will give the Mid "stare" if I do.

Annapolis MWR Campground (Navy Getaways) is off of Beach Road across the Severn from the Academy …

Looks like they have Electric sites for RVs and Campers …. Tent sites too

Buy an RV …. Now’s the time.

DD has to hang out after commissioning for a few weeks …. I’m thinking of loaning her the Class-A …. Party on the Severn.

... so I learned from the forum today about USNA grads having to stay in Annapolis for several months. We rented a house until May 2026... now more than likely, will be month to month rental starting June 2026. For some reason, and I think about it daily, that DS will be in South China Sea by June 2026. I know DW will be so happy if he stays for several months.
 
If you rent before you get your orders, you can legally get out of the lease when you do get orders.
Always make sure your lease has a military release clause... Landlord/Tenant law varies state by state, and I am not aware of any nation wide statute giving military members the right to break a lease. ( There wasn't in my day) . Landlords in most military towns know the drill, and include a provision allowing you to terminate if you get orders more than xxx miles away. ( Gouge for SNA with orders to Pcola; find housing on the Whiting Field side of town as the military clause didnt cover move from Pcola to Whiting)

It’s a wise move to discuss this stuff with an attorney in the state you will reside - before you sign a lease, mortgage, etc.

Some landlords will sneak in language to waive your rights.

It must be somewhat common. Idk. I was certain that was the case from military people, here. Appreciate the correction. I must have not understood correctly.

SCRA was passed after my time....I was aware of the Act as it also prevents or stays legal action against Service Members while deployed, but it does appear to have the same effect as the old Military Clause on leases. Back in the day, the base housing office was pretty good about warning young servicemembers about the military clause in leases , and I believe they actually blacklisted landlords that didn't allow such a clause.

SCRA is what I understood protected them, and released them from leases. In fact, my ensign had to sign quickly before his PCS orders arrived, in order to have such protection. If it was signed after orders received, he wouldn’t have protection under the act. Thats how it was explained to me.

Hopefully they all receive briefs on this. And hopefully they listen.

It’s kind of tricky I would think. If you present yourself as someone who will be receiving orders soon, and won’t complete the lease duration, will they accept you? Idk. My DD is in property management. And she has opinions. There is what’s supposed to happen, and then there is what actually happens. Especially in a rental housing shortage that was happening a few years ago. Idk about the market now.

Can confirm the Pcola/Whiting gouge. It's not a PCS to go to Whiting.

Also, make sure if you're renting with other ensigns, that you don't screw them over (or get screwed over yourself) if you leave earlier than them and they can't get out of the lease, and then they're stuck with your part of the rent. The military clause can get the person leaving out of the lease, but sometimes leaves the others to pick up the slack.

I guess it depends where you will be "stationed" in the intermediate time. Do you have to report somewhere to "work?" If Annapolis, then somewhere in AA County makes sense. If it is DC, or something around the beltway, going out more toward Howard or PG County makes more sense.

We have an empty guest room and bathroom in the basement ....... extra income chance ...... 🤔

I'm not sure most young officers would be able to handle him. It's a two-parent job already! :p

And I also doubt they'd want to stay in a home with 3 dogs, 4 cats, 2 bunnies, a hamster, a snake, and fish tanks.
 
Can someone explain to me why USBNA and TAD Ensigns are not able to work out some deal to let them stay in Bancroft for Commission to Reform? Especially since they are assigned to USNA as it is. That seems like it would alleviate a majority of the housing. Don't they allow highschoolers, BGOs, etc to stay at various times? So it seems the regulations could be changed to allow it.
